Carrying out development viability appraisals on the existing, extended and mixed-use conversion to residential options to determine the most efficient use.
Negotiating and implementing a lease renewal and achieving c.50% uplift whilst securing a longer term and at improved terms.
Advising on the leasing structure, agreeing on variations, orchestrating the appointment and liaison of solicitors through to completion and assisting with other ad hoc matters including budget preparation.
Consideration and granting of subtenancy structure, owner occupation review and the negotiation and implementation of an additional improved letting.
We subsequently liaised with the lenders on its refinance and assisted to enable a significant drawdown on their behalf
On behalf of private investors we advised on an industrial investment opportunity in the North of England.
We reviewed and advised on the various “opportunities”. Consideration highlighted the numerous risks, significant short, medium and long term capital expenditure required to maintain and enhance the buildings and additional liabilities which further reduced the value.
Further advice highlighted how tenancies created added short term value only and over-inflated the sales price. We further considered preliminary alternative use options which presented as non-viable and as a result chose to not invest further time on this option.
The investor realised that the opportunity was not as appealing as made out by the agents and the deal did not progress.
We acted to secure commercial space for an individual occupier on the Retail High Street on terms that were reflective of the market and negotiated a fair and favourable outcome.
We advised clients in respect of the values of a residential conversion previously completed to position for sale and are currently assisting to arrange a change in title to allow their sale whilst simultaneously obtaining the retrospective certificate of lawfulness through trusted third party planning consultants.
